The fact is there’s still plenty of opportunity – actually more in this market than ever before, however you don’t use the same methods that worked back in the 90′s where you could buy a house and watch the market value double in value in 5 – 10 years.

And the truth is  – in my market I’ve never seen this kind of appreciation.  From day one of buying my first house over 8 years ago, I’ve yet to be involved with an appreciating market.  It’s all been stagnant or depreciating in value.

So, you could say we’re a little used to this right now

There’s more seller leads right now, more banks discounting, and more of the real investors scooping up deals.

Learn to put these three together and you’ve got a recipe for a booming business.

Real Estate Hangover

My favorite movie this summer was without a doubt The Hangover (probably my favorite movie of all time!)

Anyway, after watching the movie a couple of times I got to thinking about investors (myself included) that have experienced hangovers from doing real estate deals.

Sounds far fetched until you’ve got involved with that deal where everything seems to go wrong.

And it brings you to your knees.

When I first started in the business I had a few of these where I got my nose bloodied, and was forced to push through picking up the pieces.

As a matter of fact, a lot of the stuff I write about on this blog never comes from a holier than thou standpoint, but rather from a point of learning from my own experiences whether it’s positive or negative.

And since these first deal I’ve learned from my mistakes and now use techniques that limit my risks and keep me from having the dreaded real estate hangover.
