According to HousingWire -

The five largest mortgage servicers signed a $25 billion deal with federal prosecutors and 49 state attorneys general in March to settle foreclosure abuses and documentation problems in the past. Chase agreed to provide roughly $4.2 billion in relief to homeowners under the agreement, including principal write-downs, modifications and refinances for underwater borrowers.

This comes as a surprise to me since Chase and some of the bigger banks have been some of the tougher banks to really deal with as a real estate investor. Which makes me wonder if some of these banks are starting to get the hint that dropping the hammer with a foreclosure isn’t always the best answer especially since in some states the process can take several months.

What do you think – have banks caught on and finally going to cut through the red tape?

And there are signs that would indicate a recovery in real estate, don’t count on it just yet.

It’s my opinion, the market is being held up by super low interest rates as the 30 year mortgage dropped to the lowest at 3.53% since longer term mortgages were being offered.

So how does this effect you – the real estate investor?

It’s simple. Don’t assume the market has hit rock bottom because some tv analyst making $50K a year told you so.

When you buy today, be absolutely clear on the real numbers and get accurate property values.

Also, earlier I wrote the article for Top 5 Resources for Determining Property Value - but it goes much farther than getting some online number.  It’s important you know the area.

See it. Feel it. And Smell it.  Know exactly what’s going on in that marketplace.

You need motivated seller leads to acquire deals, as well as simultaneously building and nurturing your list of buyers.

Last week I found a cool little tool that will allow you to grab leads online with just a few clicks.  It’s super easy to use and think you’ll find this beneficial – check the video I made for you.

Which in turn made me take a step back to where I was to go way back in the year 2000…

I’d never done a deal after studying books, and courses for over 2 years.  At the time I looked all of 12 years old even though I was in my 20′s, and I had this perception that no one really took me serious.

I would talk to Realtor after Realtor but never really got anywhere.

Then finally after months of talking and probing around, I finally met an agent that actually gave me the time of day and I bought my first real estate investment – here’s the picture…

Honestly this was the worst deal of my life…

But guess what?

If I’d never taken the plunge and bought this piece of junk, I’d probably never bought a property…

So, I’m thankful I took the plunge.

Fast forward a few months and I increase my education and learn about “buying houses subject to” and flipping houses using assignments and double closings.

And I knew that in order to get these kinds of deals I would have to pursue sellers directly as opposed to going through a realtor.

Realtors have got their guard up for anything that may be out of the ordinary – so if you plan to use creative real estate strategies then you’ll need to market to sellers directly.

Now – I still had planned on buying through Realtors, just thought this would give me more leads and deals and some flexibility on the terms.

(On a side note, I stopped working with the first real estate agent after he asked me to co-sign on a car loan after I’d bought my 3rd house from him – this would have resulted in a disaster if he’d succeeded in talking me into it)

Back to the story,  I started marketing through using newspapers with your traditional “We Buy Houses Cash” and “I’ll Buy Your House In 7 Days Or Less” style ads that was being directed to a pager number.

They would call the pager and leave their name, phone # and I’d call them back during my breaks and at night…

So, picture this…

I was a cell phone business to business rep, so there were times when I had 200 or more cell phones in my trunk, my cell phone for work was constantly going off and the pager was constantly going off.

Oh and to add to it -

I was still in college, recently married, just bought a house with a baby on the way…

And I still did deals.

I did what I had to do.

But now, with technology, and the good ole interwebs – everything has changed.

Now, you don’t have to even talk to people unless you know it’s a deal.

It’s so easy now to automate the entire lead getting process and filtering out dead deals while you monetize your leads.

You can do more with less time and still make money…

So, yes – Real Estate Investing can be done while still working the job and it’s easier now than ever before.

It’s about deciding and making the commitment to doing so, getting the right tools and education.

Last Wednesday I received a phone call from my best friend Thad informing me of the horrible news that his brother Mark had been killed in combat in Afghanistan. Mark was a Senior Airman Combat Controller

This page is dedicated to you- Mark and remembering your legacy and what a great man that you had become.

He was a wonderful person with an amazing family and truly will be missed.

He was the guy that every Mom wished their son would grow up to be, and he was the guy that every Dad that had a little girl would hope his daughter would end up with.

A class act all the way around.

It’s terrible that Mark is gone, however I’m extremely proud of Mark and everything he accomplished. While spending time with the family this week, I’ve heard countless stories from the family as well as guys he served with in the military about his courage, bravery, and acts of unselfishness, along with a commitment to being the best.

I remember the first time I talked with him when he decided to join the military but was still undecided what unit to list with..

I asked him – “what if you get sent overseas to fight?”

Mark replied – “that’s what I’m hoping for..”

And this was while President Bush was still in office and Mark said – “I would tell President Bush that I would be glad and honored to serve my country”

I got admit I was a little puzzled because after all this was my bud’s little brother – who never had a violent bone in his body, I never remember him getting angry, and was a stand up guy. One of the most kindhearted, fun guys you’ll know.

Never partied, never drank, clean as a whistle.

He continued by saying “God wants me to kill terrorist.”

And he just didn’t say it – he embraced the idea and was committed to carrying out his mission.

The last time I saw Mark was the night of his going away party, and he looked invincible – ripped and in the best shape of his life.

Mark was sickened by 9/11 just like everyone else, but Mark didn’t just talk about his frustrations – he did something about it.

And for that – I thank him.

And even though, Mark died at the young age of 29, he lived more life than most people experience in 100 years.

His death has rocked an entire town, and has forced many including myself to do some serious soul searching.

Mark you may be gone but never forgotten. We love and miss you…
