Just got in from viewing a jobsite that’s currently undergoing a rehab and I wish I’d had a camera to film what I saw.
But I didn’t, so I’ll try to explain it the best I can.
When I first purchased the house, I realized there was a ripple in the roof. It looked like there was something rolled up underneath the shingles.
At the time, I didn’t know what it was – I just knew it would have to be addressed.
Anyway, the roof was only 7 years old and was leaking more than any of the high profile CIA leaks….
So…
I made my rounds this morning to make sure the crew was on time in getting started.
Anyway, while they were ripping off the old shingles, I realized what was making the ripple look to the roof:
A Shitty Contractor!
Sorry to be so blunt, but these guys royally piss me off.
See, the contractor that had done the job 7 years ago, just hammered new decking over the old instead of replacing it.
In other words – the decking was un-even, because the contractor had just hammered random pieces of decking where the roof was soft, and then placed the shingles on top of it.
This was one of the big reasons I was able to get such a good deal – the lady couldn’t afford to continue to make repairs and didn’t know why the roof continued to leak.
Amazing…
So, if you’re going to do the whole fix-n-flip thing, then you’ve got stay on top of the contractors.
Because, contractors will get attempt to get by with as little work as possible.
The famous phrase I’ve heard time and time again from these guys is -
“I can’t see it from my house.”
In other words – they don’t care because it’s not their deal.
Stay on top of it or else it will get out of hand.
Got it?
Realize that there’s more ways to make a whole lot of moolah without dealing with contractors.
And your smart to stay away from this fix-n-flip thing until you’ve done a few deals.

When those knotheads are done with their job, they don’t haul away their trash. THEY BURY IT IN THE BACKYARD. Morons. If the toilets aren’t working, they poop in the crawl space under the house instead of going to the public facilities elsewhere. Too much trouble to leave the jobsite to haul trash or use a restroom. Yikes! (Tip: If the toilets aren’t working, rent a port-a-pot!)
I’ve seen them come to work at 8:00am completely drunk. All day long they complain about how they didn’t get their money’s worth at the local whore house the night before. Yikes!
They buy materials with MY MONEY and keep the excess amount for themselves. The underbid a job so they can screw me with change orders. Their equipment breaks down, so they don’t come to work and that screws up my schedule for the other contractors that are waiting for the work to get done so they can start their work. KNOTHEADS! If your equipment breaks down, rent a replacement and get my job done on time! Or else I’ll back-bill you for the delay.
…sigh…just wholesale your deal to someone else who likes hiring those knotheads.
